Stay in Bharat ™

Host agreement

Last updated 5 Nov 2026

Version 2026-10-22 · Last updated 5 November 2026. This agreement is between you (the "host") and Appiesoft Web Solutions Pvt. Ltd. ("we"). You accept it when you create a host account and again each time you submit a listing.

1. What we do

We list your property on Stay in Bharat, send you booking requests, collect online payments from guests where applicable, and provide tools, support and dispute handling. You remain the provider of the accommodation and are responsible for the stay.

2. Eligibility and verification

  • You must own the property or be authorised to rent it out, and be at least 18.
  • Give correct business details, PAN and (if registered) GSTIN, and upload the ID and property documents we ask for. We may reject or suspend accounts with false or missing documents.
  • Keep your contact and bank details up to date.

3. Your listings

  • Describe the property, rooms, facilities, photos, prices and house rules honestly. Photos must be of the actual property.
  • Do not put phone numbers, emails, websites or social media handles in listings, photos or messages before a booking is confirmed.
  • Keep your calendar and prices up to date. If you also sell on other websites, connect your calendars (iCal) so you are never double-booked.
  • Every listing is reviewed by our team before it goes live. We may ask for changes, pause or remove listings that break this agreement or the law.

3a. Photos, changes to live listings and accounts set up by our team

  • Real photos only. Photos must show your actual property as it is today. Photos made or heavily changed with AI tools (for example with an AI watermark or AI tags in the file) are held for our review and may be removed; you will be told and can upload a real photo instead.
  • Changing a live listing. Changes to the name, description, property type, star rating, city, address, area, PIN code, map location or how guests book send the listing back to our review; it is hidden from search until we approve it again. Other changes (photos, rooms, prices, special prices) go live at once. We keep a record of every change – what was changed, by whom and when – and may undo changes that break this agreement.
  • Accounts set up by our team. If our team creates your account or listing for you, it goes live only after you (the owner) have checked and approved it using the link we send you. Any later changes our team makes are shown to you.
  • What you tell us about Stay in Bharat. With your permission, we may show what you said about Stay in Bharat (for example on WhatsApp) with your name, property and town on our reviews page and in our marketing. You can ask us to remove it at any time.

4. Booking requests

  • Reply to booking requests within 5 hours. Requests you don't answer expire and give you strike points.
  • Once a booking is confirmed you must provide the booked room at the booked price.
  • Check guests in with their check-in code and keep a record of guest IDs as required by law (including Form C for foreign nationals).

4a. Instant booking

  • You may switch on instant booking for a property only after verifying your WhatsApp number. Guests can then book and pay without waiting for your reply.
  • By switching it on you confirm that you sell those rooms only on our platform, or that you always keep your calendar here up to date (including walk-in, phone and other bookings).
  • Overbooking: if you cannot provide an instantly booked room, you must, at your own cost, move the guest to an equal or better room nearby for the same dates, and pay any difference in price and transport. The guest may instead choose a full refund. You also receive strike points, and we may switch off instant booking or pause the listing.
  • We may switch off instant booking for any property at any time, for example after an overbooking or complaints.

5. Commission and payment options

  • Commission: 10% of your price for the room(s) – the room total at your prices, after your own discounts and Host offers (or the rate agreed for your listing, shown in your host portal). The rate at the time of booking applies to that booking.
  • Reserve with a deposit: the guest pays our commission online as a deposit; the guest pays you the balance at the property.
  • Pay ₹0 now / pay at hotel (if switched on for your listing): the guest pays you the full amount at the property. Commission becomes due after check-out (unless you report a no-show) and is billed weekly on one GST invoice with a payment link, due within 7 days.
  • If commission stays unpaid or you go over your credit limit, we may switch your listing to deposit-only or hide it until paid.
  • GST applies to our commission invoices. You are responsible for GST and other taxes on your room charges, and for issuing bills to guests. Where the law requires us to deduct TDS (for example under section 194-O of the Income-tax Act), we will do so and give you the certificate.

Offers and the price guests see

  • You always receive your own price minus commission. The price guests see on Stay in Bharat can differ from your price, for example during a Stay in Bharat offer. Any difference is settled with us, never with your money, and each booking and weekly bill shows it line by line.
  • Stay in Bharat offers are paid by us. The discount is taken off what you owe us, or credited to you on your weekly bill.
  • Host offers: you can give guests a % off for nights you choose. It is your own discount, so commission is on the lower price. Your normal (crossed-out) price must be the price you really charge – do not raise it just before an offer. While your Host offer runs, Stay in Bharat's own offers and price changes do not apply to your stay.

5a. Advances, first-time guest checks and reconfirmation

  • Advance (optional). You can ask guests for an advance (a %, a fixed amount, or only on peak dates) in your listing's Policies, and change it for one booking when you confirm it. The advance is shown to guests before they book. Guests pay it online through us within 60 minutes after you confirm; if they don't, the booking is cancelled and the room is released.
  • Advance money. Commission stays on the full booking. Advances we collect are passed on to you after our commission and GST, by bank transfer (weekly), as shown on each booking statement. If a guest does not arrive or cancels late, you keep the advance minus our commission and GST (if any).
  • First-time guests. For a guest's first booking our team may call the guest (and you) before the request reaches you. Your reply time starts when you receive it. Requests we decline as not genuine never count against you.
  • Reconfirmation. We ask guests to confirm they are still coming and their arrival time, and tell you. If a guest does not arrive, report the no-show on the booking.

6. Cancellations by you

If you cancel a confirmed booking or can't provide the room, the guest gets a full refund, you receive strike points, and you may have to pay the extra cost of moving the guest. Repeated cancellations lead to pausing or removal of your account.

7. Strikes

We give strike points for expired requests, host cancellations, guests not provided a room and similar problems. Higher totals lead to warnings, pausing new requests and removal. You can appeal each strike once within 7 days.

8. Reviews and disputes

Only guests with verified stays can review. You may reply once. You can also review the guest. If a guest reports a problem, give your side within the time asked; our decision on refunds is final after one appeal.

9. Not going around the platform

Don't ask guests who found you on Stay in Bharat to cancel and book directly, and don't take extra payments outside the booking for the same stay. Extra nights arranged directly with a guest are outside platform protection.

10. Law, licences and safety

You are responsible for local registrations and licences (for example homestay registration, trade or tourism licence, fire safety), guest safety, and following applicable laws. Tell us at once about any incident involving a guest.

11. Guest data

Use guest details only for the booking and legal record-keeping, keep them secure, and don't use them for marketing without the guest's consent.

12. Featured placements

Paid featured spots are optional, shown as "Featured", and do not change reviews or scores. Fees paid for featured spots are not refundable once the placement has started, except where we end it by mistake.

13. Liability and indemnity

You indemnify us against claims arising from your property, your conduct, or your breach of this agreement or the law. As far as the law allows, our liability to you is limited to the commission we earned from you in the previous three months.

14. Ending the agreement

You can stop listing at any time by pausing your listings, but you must honour confirmed bookings and pay any commission due. We may suspend or end your account for serious or repeated breaches, fraud or legal reasons.

15. Changes

We may update this agreement. The version is shown at the top; we ask you to accept new versions when you next sign in or submit a listing. Continuing to accept bookings after a change means you accept it.

16. Law and contact

This agreement is governed by the laws of India; courts having jurisdiction over our registered office decide disputes. Contact: info@stayinbharat.com.
